Background

Blue Heron identified the demand for urban residential living in the rapidly-developing and dynamic downtown Durham sub-market and acquired a prime one acre urban infill site a competitive basis. The site abuts Durham Central Park, which is home to the Durham Farmers’ Market and is adjacent to the 1.7M+ sq.ft Innovation District which is currently under construction. Durham continues to see a revitalization and redevelopment of its downtown, with numerous new apartments, hotels, restaurants, bars, craft breweries, shops, art galleries, and yoga, dance, and fitness studios in the immediate neighborhood.   

Achievements

  • Acquired prime site adjacent to Central Park at a competitive land basis

  • Achieved unanimous support from the executive board of Durham Central Park   

  • Obtained entitlements from City of Durham, including development agreement

  • Closed on construction financing and began construction in May 2018

  • Delivered first units and leasing office in July 2020
